Why Tenant Credit Quality Is Everything in NNN Investing

In a triple net lease, you're essentially making a long-term bet on your tenant's financial health. If the tenant defaults, your income stops immediately — and re-tenanting a single-purpose retail building can take 6–24 months in difficult markets. The credit quality of your tenant is the most important factor in evaluating any NNN investment.

Understanding S&P Credit Ratings

Investment-grade credit is S&P BBB- or higher. Below that is speculative grade (commonly called "junk"). For NNN investors, investment-grade corporate guarantees are the goal — they represent tenants whose probability of default within a 5-year period is historically under 2%.

1. McDonald's Corporation — S&P BBB+

The gold standard. $23B in annual revenues, 40,000+ global locations, and zero US store closures due to financial distress in the company's history. McDonald's corporate-guaranteed ground leases are the safest NNN investment available and consistently command the tightest cap rates (4.5–5.5% in primary markets).

2. Walgreens Boots Alliance — S&P BB (watch for upgrade)

Walgreens recently fell below investment grade following corporate restructuring, but their physical pharmacy locations remain among the most sought-after NNN assets. 9,000+ US locations, 20-year lease terms, and absolute NNN structure. Cap rates have adjusted to 6.0–7.5% to reflect credit risk, making them interesting for yield-focused investors.

3. CVS Health Corporation — S&P BBB

7. AutoZone — S&P BBB

The nation's largest auto parts retailer with 6,000+ stores and a consistent 20+ year record of same-store sales growth. Auto parts are essential, recession-resistant purchases. AutoZone's NNN lease structures are excellent. Cap rates: 5.5–6.75%.

8. O'Reilly Auto Parts — S&P BBB+

O'Reilly rivals AutoZone in credit quality (actually slightly stronger S&P rating) but has fewer available NNN properties. When available, O'Reilly NNN assets trade at tight cap rates (5.25–6.25%) due to their strong credit and essential retail category.

9. Chick-fil-A — Private Company (Extremely Strong Fundamentals)

Despite being privately held (no S&P rating), Chick-fil-A's extraordinary financial performance — generating more revenue per location than any other fast food chain in the US — makes their NNN assets among the most sought-after. Cap rates: 3.75–4.75% in primary markets, reflecting exceptional perceived quality.

The shift to e-commerce has made FedEx facilities essential infrastructure. Cap rates: 5.0–6.5% depending on location and facility type.

The Bottom Line on Tenant Credit

The tightest cap rates belong to the strongest tenants. But higher cap rates don't always mean lower quality — sometimes they reflect market location rather than credit risk. A Dollar General in suburban Nashville at 6.5% may be a better risk-adjusted investment than a Walgreens in a declining retail market at 6.75%.
